The median age of these\u00a0female\u00a0buyers is 33.\u00a0Great, right?\u00a0<\/p>\n<p>Millennial ladies are shoving the men aside and ascending the throne of real estate royalty.\u00a0They&#8217;re\u00a0deciding that home ownership is worth it\u2014after\u00a0knowing what it&#8217;s like to rent\u00a0and\u00a0understanding the benefits of owning a home, like having the option of taking out a\u00a0<a target=\"_blank\" href=\"https:\/\/c212.net\/c\/link\/?t=0&amp;l=en&amp;o=3089807-1&amp;h=3050064866&amp;u=https%3A%2F%2Fwww.credello.com%2Fdebt%2Fhome-equity-loan-for-debt-consolidation%2F&amp;a=home+equity+loan%C2%A0for+debt+consolidation\" rel=\"nofollow\">home equity loan\u00a0for debt consolidation<\/a>.\u00a0However, a closer look at the data shows that\u00a0women\u00a0ultimately purchase homes at higher prices and sell them at lower costs than men\u00a0(boooo!).\u00a0\u00a0<\/p>\n<p><b>Why single women are invested in home ownership<\/b><\/p>\n<p>Women are getting married\u00a0and\u00a0having\u00a0children later in life,\u00a0focusing\u00a0more\u00a0on their careers.\u00a0They\u00a0make up\u00a0just over half of all payroll jobs in the U.S., coming in at 50.04%<sup>2<\/sup>.\u00a0They have the resources to purchase\u00a0real estate\u00a0and realize that home equity is\u00a0both a\u00a0smart investment\u00a0and a\u00a0tax benefit.\u00a0This might explain why single women own approximately 1.5 million\u00a0more homes\u00a0than single men in the 50 largest\u00a0U.S.\u00a0metro areas.<sup>3<\/sup>\u00a0\u00a0<\/p>\n<p>But once you parse the data, the outcome for women is shown to be far less encouraging.\u00a0One recent\u00a0study<sup>4<\/sup>\u00a0from <span class=\"xn-org\">Yale<\/span> shows that single women purchase homes for 2% more than single men. When mortgages are taken into account, assuming 20% down and 80% financed, this increases to about 7%.\u00a0\u00a0They then sell their homes for 2% less.\u00a0So, what&#8217;s the deal?\u00a0\u00a0<\/p>\n<p><b>5\u00a0reasons why women lose overall in home ownership<\/b><\/p>\n<p>1. Less purchasing power: Women currently earn <span class=\"xn-money\">81 cents<\/span> on the dollar compared to men, translating to\u00a0less purchasing power when it comes to\u00a0buying\u00a0homes.\u00a0This likely contributes to the fact that single men\u00a0buy more expensive homes. The median home purchase price for single men is <span class=\"xn-money\">$215,000<\/span>, compared to <span class=\"xn-money\">$189,000<\/span> for single women<sup>1<\/sup>.\u00a0\u00a0\u00a0\u00a0<\/p>\n<p>2. Homes appreciate slower: Homes owned by single women are less valuable and consequently appreciate at slower rates. Furthermore, one\u00a0study\u00a0shows that this gap widens over time. After 15 years, homes owned by single men were worth 17% more than homes owned by single women<sup>5<\/sup>.\u00a0\u00a0<\/p>\n<p>3. Women negotiate\u00a0lower\u00a0discounts: The <span class=\"xn-org\">Yale<\/span> study notes that\u00a0single women receive smaller discounts on homes\u00a0than\u00a0single men\u00a0do.\u00a0Women\u00a0also agree to bigger discounts when selling.\u00a0\u00a0<\/p>\n<p>The biggest price discrepancy happens when a woman is\u00a0selling\u00a0and a man is buying.\u00a0And it looks like there&#8217;s a reason why they don&#8217;t try to play hardball.\u00a0Research\u00a0shows that women who negotiate are viewed less favorably than\u00a0their deal-making male counterparts<sup>6<\/sup>.\u00a0\u00a0<\/p>\n<p>4. Men take more risks; make upgrades:\u00a0Men\u00a0are more likely to purchase riskier properties than women, which can offer higher returns.\u00a0Guys\u00a0are also more likely to invest in housing upgrades.\u00a0\u00a0<\/p>\n<p>5. Men have\u00a0better market timing:\u00a0Single men have better market timing than single women.\u00a0No, men don&#8217;t have a crystal ball or a tingling\u00a0spidey\u00a0sense for when the market is hot.
