Home Prices in Cities Rise 16%, Surpassing Suburban and Rural Price Growth For the First Time Since Before Pandemic

SEATTLE, March 4, 2021 /PRNewswire/ — (NASDAQ: RDFN) — The median home-sale price in urban areas nationwide rose 15.9% year over year to $292,263 in the four weeks ending February 21, according to a new report from Redfin (www.redfin.com), the technology-powered real estate brokerage. This compared with a 15.5% increase to $332,291 for homes in suburban neighborhoods and a 14.3% increase to $284,593 for those in rural neighborhoods.

Although price growth is just slightly higher for homes in urban areas than the two other neighborhood types, it marks the first time since March 2020 that home-price growth in urban areas has surpassed that of suburban and rural places.

While suburban and rural homes are still hot, housing market data is illustrating renewed homebuyer interest in urban areas as coronavirus vaccines deliver hope for a return to an urban lifestyle. Price growth in urban areas is near a record high, while rural price growth reached a peak of 17.9% in October and has declined since then.

Homebuyer interest in rural areas spiked at the beginning of the pandemic in April when city life ground to an abrupt halt and remote work and homeschooling became commonplace, and the rural housing market remained hot through the summer and fall.

«For all the talk of an urban exodus, the housing market in cities is as hot as we’ve ever seen it, especially for single-family homes,» said Redfin Chief Economist Daryl Fairweather. «There are plenty of buyers out there with deep pockets who are coming out ahead financially during the pandemic. They want a house with lots of space while they are still working from home, but they also want to live in a walkable area near urban amenities as shops and restaurants reopen. Those wealthy buyers are willing to pay high prices to have it all.»

Baltimore, Detroit and Cleveland, all relatively affordable metro areas, are helping drive national urban price growth. Home prices in urban parts of Baltimore were up 37.8% to $180,938 in the four weeks ending February 21, the highest growth of the 50 largest U.S. metros. Prices in urban Detroit were up 37.7% to $78,990, and they were up 33.4% to $103,875 in Cleveland. 

On the other end of the spectrum, urban price growth is slowest in expensive metros. Home prices in urban parts of San Francisco, the only place where urban prices dropped in the four weeks ending February 21, declined 1.4% to roughly $1.3 million. Prices in urban parts of New York rose just 2.2% to $664,350, the smallest growth of any metro, followed by a 5.5% increase to $475,321 in Washington, D.C.’s urban areas. The suburban neighborhoods in all three of those metros are experiencing bigger price growth: 7.1% in San Francisco, 13.5% in New York and 8.3% in Washington, D.C.

Nationwide, price per square foot has been growing fastest in urban areas since the beginning of February. Like overall price growth, it’s the first time that has happened since before the pandemic. The median price per square foot of homes in urban areas rose 17.9% in the four weeks ending February 21, compared with 15.9% for suburban neighborhoods and 15.5% for rural neighborhoods. The fact that price per square foot is growing fastest in urban areas is an indication that homebuyers are placing a premium on space inside cities.

Prices are rising faster for single-family homes in urban areas than single-family homes overall. Price per square foot for single-family homes inside cities nationwide rose 16% year over year in January, compared with a 14% increase for single-family homes in metro areas, which include suburbs, rural areas and cities. Condos in metro areas saw price per square foot rise 6% year over year, and condos in cities experienced 4% growth.

«During the summer and fall, buyers were searching for more indoor and outdoor space, even if it meant moving out past the suburbs. But I think we’ve passed the peak of that trend and people are starting to come back to the city,» said Seattle Redfin agent Bliss Ong. «The hottest areas are residential neighborhoods inside city limits. Buyers aren’t necessarily looking for condos downtown, but some of them are placing a premium on walkability and proximity to shops and restaurants again.»

Growth in pending sales in urban areas surpasses suburbs

Pending home sales were up 25% year over year in urban areas in the four weeks ending February 21, compared with 20.8% in suburban areas and 32.1% in rural areas. Growth in pending sales—an indicator of current homebuyer interest—in urban areas started to outpace that of suburban areas since the beginning of February, a reversal from the trend since at least the beginning of the pandemic.

Closed home sales were up slightly in all three neighborhood types in the four weeks ending February 21: 4.7% in urban areas, and 3.6% each in suburban and rural neighborhoods.

Home supply dropped by double digits in urban, suburban and rural neighborhoods

The total number of homes for sale in urban areas fell 21% in the four weeks ending February 21, compared with a 42.9% in suburban neighborhoods and a 46.6% drop in rural areas. There’s a severe shortage of homes for sale throughout the country, regardless of neighborhood type.

New listings of homes for sale were down 5.2% in urban areas over the same time period, the biggest drop since June. Meanwhile, new listings declined 13.7% in both suburban and rural neighborhoods.

Homes in suburban areas are selling fastest, and median days on market have fallen by double digits in all three neighborhood types

The typical home in an urban area spent 38 days on the market before going under contract in the four weeks ending February 21, versus 31 days in suburban areas and 42 days in rural areas.

Homes in urban areas are selling 16 days faster than a year ago. Homes in suburban neighborhoods are selling 24 days faster than last year, and in rural areas they’re selling 35 days faster.

Homes in all three neighborhood types hit record lows in terms of days on market in the fall before swinging slightly upward over the last three months.

FREDERICK, Md., March 4, 2021 /PRNewswire-PRWeb/ — Effective March 1st, 2021 the Oregon Health Authority has completed «Phase 3 Rulemaking» of the Toxic-Free Kids Act, a law requiring manufacturers of children’s products sold in Oregon to report and ultimately remove certain high priority chemicals of concern for children’s health (HPCCCH). This law is intended to reduce children’s exposure to chemicals of concern and improve scientific understanding of how children may be exposed to such chemicals. This new portion of the Toxic-Free Kids Act allows manufacturers to demonstrate the safety of their products by having them tested at laboratories that have been accredited to ISO/IEC 17025 by an accreditation body that is a signatory of the International Laboratory Accreditation Cooperation (ILAC) mutual recognition arrangement.

The Toxic-Free Kids Act requires manufacturers of children’s products with annual worldwide gross sales of $5 million or greater to submit a biennial notice to the Oregon Health Authority detailing any products that contain high priority chemicals of concern for children’s health (HPCCCH) at or above Oregon regulated levels. This new Phase 3 Rulemaking provides measures for manufacturers to request an exemption. The exemption must include adequate evidence that the contaminant is being controlled, including periodic laboratory test reports from a third-party laboratory accredited to the current ISO/IEC 17025 standard by an accrediting body that is a signatory to ILAC mutual recognition arrangement. The laboratory must be accredited for the method used to conduct the testing.

Mr. Randy Querry, Director of Government Relations at the American Association for Laboratory Accreditation (A2LA), provided testimony in support of ISO/IEC 17025 accreditation. He also encouraged the adoption of the ILAC approach for the Oregon Toxic-Free Kids Program. «By relying on an ISO/IEC 17025 accredited laboratory, the Oregon Health Authority can be assured that the laboratories are operating independently by demonstrating that they meet requirements for impartiality.» Mr. Querry explained. «Additionally, they can be certain that laboratories have appropriate testing facilities, calibrated equipment, validated methods, competent personnel, and an effective quality management system implemented. Likewise, by relying on the ILAC MRA framework, the Oregon Health Authority can expect the accrediting bodies to be operating impartially, using expert technical assessors and competent staff initiating the accreditation processes. The accreditation bodies themselves have been through a rigorous evaluation process in order to achieve global recognition. The Oregon consumer can be confident that the children’s products they purchase are safer.»

COVID-19 And Climate Shocks Driving Dramatic Increase In Hunger In Latin America, New Studies Find

NEW YORK, March 4, 2021 /PRNewswire-HISPANIC PR WIRE/ — More than 85 percent of families living in rural areas across Nicaragua, Guatemala, El Salvador, and Honduras face food insecurity, according to a household survey conducted by a coalition of humanitarian and development organizations, including Action Against Hunger, a leader in the global fight against hunger. Two additional surveys conducted by the organization in Colombia and Peru also indicate alarmingly high levels of hunger as a result of the COVID-19 pandemic.

Even before the pandemic, more than 39% of people in Central America suffered from food insecurity, and new data suggests the pandemic and extreme weather could cause this number to triple in many parts of this region.

«Although Latin America has more than 19 million confirmed cases of COVID-19, the people we serve say they are more afraid of hunger than the virus,» said Miguel García, Action Against Hunger’s Regional Director for Central America. «Those who depended on informal daily labor have lost their incomes because of movement restrictions. In the markets, food is increasingly expensive because of the pandemic’s economic and commercial consequences.»  

One of the most critical areas is known as the Dry Corridor, which extends from Nicaragua to Guatemala and includes parts of El Salvador and Honduras, where the World Food Program says at least 1.4 million people are in need of food assistance. Action Against Hunger and its partners surveyed thousands of households in this region in October and November 2020. In one sample of 3,700 homes, 86% of families were experiencing food insecurity.

Adding to the socioeconomic damage caused by the pandemic are the impacts of severe drought in 2018 and 2019, along with hurricanes Iota and Eta, which hit the region in November 2020 and caused displacement and crop loss. Families faced with extreme poverty and hunger have gone into debt, resorted to borrowing from family or friends, or are selling their scarce possessions.

«Government protection programs for people in the worst socioeconomic situations can prevent millions of people from falling into misery. Yet, the roll out of these programs has been extremely uneven across the region, and millions of people not getting the support they need, including nutritious food,» García explained.

Action Against Hunger and its partners, with the support of the European Union, has set up a support network that has provided food assistance and prevented more than 50,000 people in rural communities in the Dry Corridor from reaching emergency hunger levels.

Additional new data shows increasing poverty and hunger in Colombia and Peru as well. In a separate survey of 34,000 families in Colombia, 98% said they could not meet all of their basic needs, including food and housing. The tight living conditions among migrant families also increases the potential spread of COVID-19. The survey of Colombians, Venezuelans and bi-nationals living in Colombia was conducted by Action Against Hunger and its partners over the course of the pandemic, from April 2020 through January 2021.

«More than 58% reported living in overcrowded conditions,» said John Orlando, Country Director for Action Against Hunger in Colombia. «13% of the time, as many as five people are forced to share a tiny bedroom.»

In Peru, household incomes have fallen by an average of 33%. The «common pots» (or «ollas communes») – self-managed community kitchens that are primarily run by women – have become an escape from hunger for thousands of Peruvians.

«According to our survey of 222 families in metropolitan Lima, 8 out of 10 families saw their incomes fall. Three out of four of those surveyed are food insecure. Venezuelan families, large numbers of whom have arrived seeking refuge in recent years, are particularly impacted,» América Arias, Country Director for Action Against Hunger in Peru, noted. «Especially worrying is reduced iron in diets, which is key to fighting anemia.»

Cash assistance is one of the most effective humanitarian interventions in this crisis. «On the one hand, it is a dignified alternative, which gives people the option of how to address their most urgent needs,» said Orlando. «Well-run cash transfer programs also allow the most vulnerable to engage with the local economy. This injection of cash in the marketplace also strengthens the local economies in the communities where these families live.»

Action Against Hunger is calling for $78 million from the international community to fund its three-pronged regional response that includes:

  • Humanitarian relief for families by providing food and cash assistance, treatment for malnutrition, as well as hygiene materials and protective equipment for COVID-19 prevention.
  • Community support by strengthening health systems and clinics and small business support to stimulate job creation.
  • Data collection and analysis to assess the distinctive drivers of hunger on a local level and tailor interventions with local partners.
